Location, Location, Location
It goes without saying but the most important thing about real estate in the Hamptons is location.
On a macro-level, the Shinnecock Canal divides thamptons real estate into two semi-equal halves. Communities west of the canal (think Westhampton Beach, Quogue, Hampton Bays, etc) tend to be more quiet and low-key while properties east of the canal (Southampton, East Hampton, etc) cater to celebrities and industry titans.
On a micro-level, homes for sale south of Montauk Highway (running from Westhampton Beach to Southampton) tend to be closer to the beach while homes north of the highway tend tend to have more a rural feel.
Beach Access
One of the primary perks of buying a house in the Hamptons is access to the beach. While all of the Hamptons have public beaches, there are a few slight differences to keep in mind.
If you want to spot a celebrity, be sure to head over to Main Beach in East Hampton. Contiously ranked as one of the Top 10 Beaches in the America, the beach has a large pavillon with a snack bar & other perks.
If you are looking more a low-key beach, check out either Roger's Beach in Westhampton Beach or any of the Quogue Beaches and you might find more sand than people.
Things To Do
If you are more of a social butterfly, then Hampton Bays or communities east of the canal could be a good fit. These communities have plenty of dining, night life, and shopping.
For more low-key vibes be sure to check-out communities such as Quogue or Westhampton Beach as they have a ton of small town vibes.
